The one with the water in front of it

Balbinny put two brochs on the farm and what separates them is where each one stands. Lethnot is set between the pond and the unobstructed view down the Angus Glens, so there is water directly outside the French windows and farmland dropping to the River South Esk beyond. Esk, its twin, sits at the foot of the wood instead.

The build is otherwise identical. Both bedrooms are en suite: the master takes a super king under an upcycled headboard and has the big rainwater shower, and the room next door is made up as twins or an extra king, with a bath as its feature. Kitchen and living space are one room, with oak worktops, wireless Sonos and French windows wide enough to hold the view.

Heat is what to plan around. Underfloor heating runs throughout and the stove comes with logs, but the hot tub burns wood too, so it wants lighting well before you want to be in it. The outlook runs 180 degrees by Balbinny's measure, over the South Esk, up the glens, and on to the Cairngorms.

The estate answers first. There is an 11.5 metre indoor pool and a six person jacuzzi, both heated by air source, a fitness suite behind bi-fold doors, and a treatment room. The tennis court sits in the walled garden through the Doocot, the multi games pitch behind the Barns. Fenced footpaths cross the farm past the Aberlemno Pictish stones and along the Lemno burn, so a walk here does not have to start with the car.

Past the gate, three miles brings you to the A90, which is what makes Dundee and the V&A a short drive and Edinburgh about ninety minutes by Balbinny's reckoning. Its own advice: a glen in the morning, the coast after lunch.
