Leannan Boathouse

A working boathouse, converted

The building went up in 1855 as a boathouse and has been converted into a one bedroom let for two. The layout is inverted, which is the thing to know before booking: the fully fitted kitchen and the living room with its Juliette balcony are upstairs, and the bedroom is on the ground floor with the water outside it. French doors from the bedroom open onto a south facing sun deck.

The bedroom and the bathroom share one open plan space, with a king bed on a Tempur mattress and a corner bath. That arrangement suits two people who know each other well and does not suit anyone else, which is part of why the resort holds the boathouse to adults. The living room upstairs has a fireplace.

The kitchen is a real one rather than a kitchenette, with an oven, a hob, a dishwasher, a microwave, a fridge freezer, and a washing machine, along with the cutlery, crockery, and utensils to use them. Linen, towels, and tea towels are provided, as are a hairdryer, an iron and ironing board, and Scottish Fine Soaps Sea Kelp toiletries. There is a starter selection of coffee, tea, sugar, bin bags, dishwasher tablets, washing up liquid, and toilet roll, so the first morning does not need a shop.

The boathouse sits by one of the resort's fishing ponds, a short walk from the main building, which holds the Scullery Restaurant, the Cairn O'Mount bar, and the sports reception. That is the practical advantage of a resort over an isolated cabin: dinner is walkable, so neither of you has to drive.

There are four pools stocked with rainbow, blue, and brown trout, fished either with a fly or with bait, and rod hire is available for bait fishing. Golf is on the same site. Between them they make this a stay you do not have to leave, and the best golf stays in Scotland sit along this coast in any case, with Carnoustie the obvious one.

Beyond the gate, Broughty Ferry has its beach and its castle, with a row of bars and restaurants along the shore. Dundee itself is further in, with the V&A on the waterfront and the McManus in the centre of town.
