The smallest of six cottages round one courtyard
Kipney Steading is one of the courtyards on the Logiealmond Estate, and six cottages sit around it. Lapwing is one of the three that take two people. These were farm buildings before they were accommodation, and the conversion kept the shell.
The ground floor is a single double height room. A sofa and an armchair sit at one end, the kitchen is at the other with an oven, a hob, a microwave, a dishwasher and a fridge freezer, and an oversized sliding door opens onto the garden.
The bedroom is up on the mezzanine, open to the room below, with a four poster super king bed and an ensuite bathroom off it. Beds are made up before you arrive, and linen, towels, bathrobes, toiletries, a hairdryer and a welcome basket of local produce come with it. Electricity is included, and there is a washing machine and a tumble dryer.

Taken together the six are let as Kipney Hunting Lodge, 11 bedrooms for 22 people, and that whole courtyard booking is the only way to get the hot tub. The estate keeps it for sole use, so it is not part of a Lapwing booking.
Good to know
- Check in is normally between 4pm and 7pm, and departure is by 11am unless the estate agrees otherwise.
- The full cost is payable at booking, not a deposit now and a balance later.
- A £500 damage deposit is preauthorised a week before arrival and returned within ten days of checkout.
- Cancelling more than 60 days out refunds everything, 30 to 60 days out refunds half, and inside 30 days refunds nothing.
- Dogs cannot come into this cottage. The estate permits one dog in Coach House, Stables Cottage and Stormont House only, at £30 a dog.
- Smoking or vaping anywhere inside ends the stay and forfeits what you have paid.
- The estate does not take hen or stag parties.

The estate calls itself Highland Perthshire, on the southern edge of the Highlands, with Perth about 12 miles off for the shops, the restaurants, the theatre and the station.
Sport is the estate's other business. Salmon fishing is on the River Tay, by fly, by spinning or by harling, and the estate rates April to June as the season for it. Game shooting runs September to January, with clay pigeon shooting year round and simulated stalking, and it all goes through the estate manager rather than a booking form. Nearer town, Willowgate Activity Centre sits on the bank of the same river.

What time is check in and check out?
Check in is normally between 4pm and 7pm and you leave by 11am, unless the estate agrees otherwise.
Is the bedroom a separate room?
Not quite. It is on a mezzanine open to the double height living space below, with its own bathroom off it. The bathroom door shuts and the bedroom does not.
Can we use the hot tub?
No. The hot tub in the courtyard goes with a sole use booking of the whole of Kipney Hunting Lodge, which is all six cottages at once.
Do we pay a deposit or the whole amount?
The whole amount, at the time of booking. A refundable £500 damage deposit is preauthorised a week before you arrive.
Can we arrange fishing while we are staying?
Yes. The estate runs salmon fishing on the Tay with local guides and rates April to June as the best of it, arranged with the estate manager rather than online.
Can we book the cottages either side as well?
Yes. The estate lets the adjoining cottages and Kipney Farmhouse alongside it, either a couple together or the full courtyard.
