Two lets, one driveway

The two are let separately and are different propositions rather than two sizes of the same thing.

Rowanbank House was built as a summer house and restored as a red sandstone cottage. Guests routinely say it is bigger inside than it looks, which is the three public rooms. The fire lounge has the original fireplace, with firewood provided. The family lounge has a smart TV. The dining room has a back door into a private, secure garden, which is what makes the House work with a dog. The bedrooms are a double with a wood panelled wall and a twin, and the bathroom is off the kitchen with a shower over the bath.

Rowanbank Studio is believed to have been the boathouse to that summer house. It is open plan for two, with double glass doors onto the golf course view, one double bedroom, and a recently refurbished shower room. Its garden is small and at the front.

Both kitchens have an oven, a microwave, a fridge freezer, and a washing machine, the House's being a washer dryer. Both have fibre broadband, and linen, towels, and Arran Aromatics soap are provided in each.

Good to know

Arrival is from 4pm and the property must be vacated by 10am.
The minimum stay is seven nights in peak season and three nights off peak.
Cleaning and linen is a mandatory charge, £70 at the House and £35 at the Studio.
Electricity is included up to £10 a day at the House and £6 at the Studio, and anything above that is invoiced.
A 25% deposit is taken at booking, with the balance four weeks before arrival. It is not refundable, though if the dates are re-let it returns less a £50 fee.
Dogs have to be kept off the furniture.
Parking is shared between the two properties and comfortably takes three cars.
There is an external security webcam on the front of the Studio, active only when both properties are empty and covering the driveway.

Location

Where it puts you

Turn right out of the Brodick ferry terminal, go through the village, bear right at the golf course clubhouse, and Rowanbank is on the left just past the turning to Auchrannie, behind a grey and blue sign. The 322 bus takes about five minutes.

The shops and restaurants are five to ten minutes on foot, and so are the indoor pools at Auchrannie. Brodick Castle and the Arran Heritage Museum are the other way along the bay, which one guest puts at 15 to 20 minutes walking. Goat Fell fills the view from both front doors and is the walk most people come to Brodick for.

Can the House and the Studio be booked together?

They are let separately, with four the maximum in the House and two in the Studio, so taking both puts six people behind two doors.

Are dogs allowed?

Yes, up to two in the House and one in the Studio. They have to be kept off the furniture, and the House has a private, secure garden at the back.

Is there a minimum stay?

Seven nights in peak season and three nights off peak.

How do we get to Arran?

The Ardrossan to Brodick crossing takes 55 minutes and the owners say to book ahead. Claonaig to Lochranza from Kintyre needs no booking.

Are the properties licensed for short term letting?

Yes. The House holds licence number NA00211F and the Studio NA00140F.
