A beach house looking straight at Bass Rock
The Lookout stands above Canty Bay, a quiet stretch of shore between North Berwick and Tantallon Castle, and the whole building is arranged to face one thing: Bass Rock, a mile offshore, white with the largest colony of northern gannets in the world for most of the year.
It was finished in 2024, and it is glazed the full height of the living space, so the sea is present from the moment you walk in and the light coming off it changes all day. Two king bedrooms, both with en-suites, a kitchen set up for cooking, and a dining table positioned at the window.
Access to the beach is from the property. Canty Bay is a good deal quieter than the town beaches at North Berwick, and seals, seabirds and passing traffic on the firth are the usual company.
Good to know
- Four is the maximum, in two king rooms. There is no third bedroom and no sofa bed.
- Dogs are not permitted.
- The house sits above the shore on an exposed stretch of coast. Wonderful in a storm, but there is no shelter outside.
- North Berwick, three miles away, is the nearest shops, restaurants and railway station.
- Boat trips to Bass Rock and the Isle of May sail from North Berwick harbour and need booking ahead in season.

Tantallon Castle is next door, a red sandstone curtain wall on the cliff edge facing the Rock, and it is one of the most dramatic ruins in Scotland from the outside alone. North Berwick is three miles west, with the harbour, the Scottish Seabird Centre, the beaches and the two Law walks, and the train into Edinburgh Waverley takes about half an hour.
This is also golf country: North Berwick West Links, Muirfield, Gullane and Archerfield are all within a short drive, and East Lothian has more courses per mile than anywhere else in Scotland. The East Lothian page has the coast, and Edinburgh is forty minutes by car or half an hour by train.
